1. The Service

RentRoot is a software platform that helps landlords, property managers, and portfolio owners manage residential real estate, including properties, units, tenants, leases, and payments. We may add, change, or remove features at any time.

2. Accounts

You must provide accurate information when creating an account and keep your login credentials secure. You are responsible for all activity that occurs under your account. Notify us immediately if you suspect unauthorized access.

Accounts may be created with an email and password, or via a supported third-party sign-in provider (such as Google). If you sign in with a third-party provider using an email address that matches an existing RentRoot account, that identity may be linked to your existing account.

3. Your Data and Content

You retain ownership of all property, tenant, lease, and payment information you submit to the Service ("Your Data"). You are solely responsible for the accuracy, legality, and appropriateness of Your Data, including having any consents required from tenants or other third parties to store and process their information within the Service.

You grant us a limited license to host, store, and process Your Data solely to provide and improve the Service.

4. Acceptable Use

You agree not to: (a) use the Service for any unlawful purpose, including in a manner that violates applicable housing, tenancy, or data protection laws; (b) attempt to gain unauthorized access to the Service or other users' data; (c) interfere with or disrupt the integrity or performance of the Service; or (d) reverse engineer or resell the Service without our written consent.

5. Third-Party Services

The Service relies on third-party infrastructure and providers to operate, including authentication and database hosting (Supabase), transactional email delivery (Resend), sign-in via Google, and address autocomplete (Google Places). Your use of these integrated features is also subject to those providers' own terms.

6. Fees

The Service is currently provided free of charge. We may introduce paid plans or features in the future; if we do, applicable fees, billing frequency, and payment terms will be presented to you before you incur any charge.

7. Termination

You may stop using the Service and request deletion of your account at any time. We may suspend or terminate access to the Service if we reasonably believe you have violated these Terms, with notice where practicable.

8. Disclaimers

The Service is provided "as is" and "as available," without warranties of any kind, express or implied. RentRoot is a management tool and does not provide legal, tax, or financial advice; you remain responsible for complying with applicable landlord-tenant and housing laws.

9. Limitation of Liability

To the maximum extent permitted by law, RentRoot will not be liable for any indirect, incidental, special, or consequential damages, or for any loss of data, revenue, or profits, arising from your use of the Service.

10. Governing Law

These Terms are governed by the laws of the Republic of South Africa, without regard to conflict-of-law principles.

11. Changes to These Terms

We may update these Terms from time to time. Material changes will be communicated by posting an updated version on this page with a new "Last updated" date. Continued use of the Service after changes take effect constitutes acceptance of the revised Terms.
